1 John Close, Ulmarra NSW 2462

Tucked away on a quiet no-through road in the heart of Ulmarra, this beautifully renovated elevated home ticks every box for young families looking for space, style and a genuine sense of community. Upstairs, three bedrooms sit alongside a fresh, modern bathroom that has been completely transformed — freestanding bath, rainfall shower, terrazzo floors and timber vanity. The new kitchen is the centrepiece of the home; crisp white cabinetry, stainless steel appliances and plenty of storage flowing into a dedicated dining area. A graceful arch leads you through to the light-filled lounge with polished timber floors and air conditioning. The colour palette is soft and contemporary, and natural light pours in from every angle. Outdoor living is a genuine highlight here. Catch the morning sun on the front verandah, move to the rear deck as the afternoon rolls in, and when the sun goes down, head to the freestanding covered entertaining area at the back of the yard — complete with a built-in fireplace for those cooler Clarence Valley evenings. Add a large lawn in between and you've got everything a family needs to live outdoors year-round. Downstairs offers a generous rumpus room, workshop, laundry, extra toilet and double garaging with drive-through access to the yard (not that you need it with the side gate). The backyard itself is a standout — a large, flat expanse of lawn that kids will absolutely make their own. Add solar power to the mix, and the running costs take care of themselves. Walk to Ulmarra Public School, stroll to the local coffee shop or the iconic Commercial Hotel, and have the Clarence River at your doorstep. You're just 15 minutes from Grafton's full range of services, around 35 minutes to the beaches of Minnie Water & Wooli and 40 minutes to Yamba — the best of country and coastal living, without the price tag.
