4 Hammers Road Northmead NSW

This 2,276 m² development site presents a rare investment opportunity, with DA approval for a 3-lot subdivision. Suited to investors and developers alike, the property offers current rental income from the existing home, along with approved plans for the next stage of development. The existing home also has an interesting history, having operated as a local doctor's surgery for 25 years before being transformed into a spacious, modern family residence. The approved plans provide for three generous allotments: Lot 1 (653.29 m²): The existing 200 m² home, renovated with 5 bedrooms, currently tenanted on a 10-year lease. Lot 2 (670.88 m²): Approved for two multi-level townhomes/units with a total floor area of 308 m². Each unit has a 121 m² ground floor plus a 33 m² attic level, a 5-bedroom layout with built-in wardrobes and a DLUG (double lock-up garage). Lot 3 (670.13 m²): Approved for two multi-level units with a combined floor area of 246 m². Unit 1 has an 85 m² ground floor plus a 33 m² attic, and Unit 2 has a 97 m² ground floor plus a 31 m² attic. Both are 4-bedroom layouts with built-in wardrobes and DLUG parking. The approved plans offer a strong starting point for buyers looking to develop in a highly sought-after location.
