10 Rosehill Crescent

Situated in the inner hills of Lenah Valley, close to the Mt Stuart border is this circa 1954 big, windowed home. On it’s double block (1315m2) of gently sloping gardens, which reflect the horticultural owner’s passion, with lots of fruit trees and flowers. There could also be potential for development here STCA. With polished Tas Oak floors, a huge chefs dream style kitchen and an open lounge with Kent wood heater, plus the huge windows facing NN East, it’s warm, inviting, and super sunny. There are also amazing water views extending over New Town to the river Derwent. There are three double bedrooms, two of which have built ins. The house has been rewired, replumbed, has a new “color bond” roof and a 1.5kw solar panel system. Under is a huge workshop with a second wood heater which also heats the hot water with its 3-way system (wood, solar and electric backup) all making for efficient cheap living. There is a carport right at the front door for level under cover access. Get lost in the big gardens whist the kids climb the magnificent walnut tree or play in the potting shed/studio with its amazing sunny water views. Quiet and peaceful in its hideaway leafy col de sac, yet very close to public transport, schools, cafes, the Lenah Valley shopping strip, doctors, chemists and two supermarkets. Too good to be true? Well come and experience it for yourself. You had better be very fast as there is only one of these. Please call Neville now for your personal viewing.
