57 James Street, Hamilton, NSW 2303

Dating back to 1873, this remarkable property started life as the Hamilton Police Station and still carries echoes of its past, from its solid presence on the street to the original lock-up cells out back. But the real story here is what comes next. Set on a massive 1017sqm corner block with rare triple street frontage, this is a landmark opportunity to secure a slice of Newcastle’s heritage with huge potential to reshape its future. Zoned R3 Medium Density Residential, with some local heritage significance, and positioned just steps from Gregson Park and Beaumont Street, the possibilities are as exciting as they are varied. With vacant possession, you can move in and run your business, rework the space to boost returns, or capitalise on the land size and zoning for a multi-dwelling development (STCA). The existing layout includes reception, offices, a kitchenette, staff amenities, and a large car park, but the true value lies in the vision you bring. Whether you’re a creative investor, a savvy developer, or someone drawn to history with a bold imagination, this property is ready for its next chapter. – 25.15m frontage to Milton Street and Chaucer Street, 40.445m frontage to James Street – Milton Street and James Street facades hold some local heritage significance under schedule 5 of Newcastle Local Environmental Plan 2012 – Carport off Milton Street and large car park at rear with demountables – Hamilton Station – 850m, Newcastle CBD – 1500m, Bar Beach – 3.7km – All building work or change of use subject to approval from Newcastle City Council
