There's a reason people fall in love with Broulee, and it's not just the beaches. It's barefoot mornings, salty hair, pizzas at sunset and the easy coastal village vibe where so much of what you love is just a stroll away. From the Broulee Surf Club, just 300m from your door, to your choice of beautiful beaches, morning swims, coffee catch-ups and sunset drinks with friends, this is a location that makes leaving the car at home feel like second nature. Spend your days between the sand and the surf, wander down for a bite to eat or simply follow the coastal paths and enjoy some of the South Coast's most beautiful waterways. Here, the lifestyle isn't something you have to plan for- it's right outside your door.
And finding a home that lets you embrace all of that, with the space and flexibility to make it your own, is becoming increasingly rare.
Set on a generous 505sqm block with rear lane access, this is a property with a little more than most to offer. Behind the charming picket fence sits a solid coastal home that has stood the test of time through many chapters and is now ready for its next. There's room for additional off-street parking, a secure spot for the kids to play and an established setting that captures the relaxed bush-meets-beach feel Broulee does so well.
The home's solid construction is another real point of difference, with solid Besser brick walls, a concrete ground-floor slab and a suspended concrete slab upstairs. This substantial build provides a reassuring sense of solidity, helping create a comfortable home with reduced transmission of everyday noise between levels - a welcome bonus when the house is full of family, friends or holidaymakers.
Inside, the home has been thoroughly refreshed and thoughtfully improved, ready for you to move straight in and enjoy.
A spacious entry provides the perfect drop zone for sandy thongs and beach towels, with handy understairs storage to keep everything in its place. Generous living areas on both levels open up a world of possibilities, with clever adaptations downstairs creating a bedroom, renovated bathroom, basic kitchen setup and large living area. It's an exciting option for multigenerational living, extended family or a private coastal retreat with potential to explore additional income. And if you don't need that level of independence, it's brilliant breakout space for a games room, teenagers' retreat or simply somewhere to spread out.
Upstairs, two further bedrooms are complemented by another beautifully renovated bathroom, a separate toilet and an updated kitchen with induction cooktop. Throw open the large triple sliding doors and step onto the generous entertaining deck, where morning coffee, afternoon drinks and long lunches come with a beautiful outlook beneath the shade of an established tree. It's the sort of spot where time slows down, the sea breeze rolls in and watching the world go by becomes part of the daily routine.
There's plenty happening behind the scenes, too. The current owners have genuinely cared for this home, investing in improvements to make it their forever home - and the next owners will reap the rewards. From the substantial 10.5kW solar system and 16kW Sigenergy battery to the updated hot water system, tinted bedroom windows, double glazing to the front upstairs windows and sliding doors, and other practical upgrades, much of the hard work has already been done. Even the single garage has a little surprise, currently incorporating an insulated wine cellar or premium storage room, with the option to convert it back to longer garaging if preferred.
And while this is technically a duplex, the ownership arrangement is refreshingly simple. The property is self-managed with the neighbour, without the need for an external strata management company. Annual shared costs are typically around $2,500, covering building insurance and quarterly water usage - a straightforward arrangement that helps keep ongoing costs manageable and the focus where it belongs: enjoying life at the coast.
A distinctive coastal opportunity, move-in ready and full of possibilities. Whether you're looking for a permanent sea change, a relaxed holiday base or a home that can flex with the needs of family over time, this is Broulee living with room to make it your own.
Make your move now, Broulee homes this close to the water do not last long! This home will be sold at auction if not prior, so give me a call today and if we are lucky, we can have you settled in by Christmas!
