Letter from the owner;
'We would like to offer you some insights into living at 40 John Street, perhaps not evident from a first or even second visit. After you have wandered through our place, checked out the garden, sat on the decks, and returned to your own home, take some time to read this and consider the following, as we have lived in this spot for about 15 years, firstly from 1991 to 2000, in an old workers cottage, just like next door, returning in 2010 after we chose to design, with Bauhinia Architects, our ideal home, because of this location.
Facing north, the architect specifically designed this home to capture the breezes and create natural air flow and light throughout the entire house. The positioning of decks enables comfortable outdoor living all year, the rear two providing the link to the garden. The third top deck privately overlooks Yeppoon, Mt Barmoya and the coast, and at night the town lights provide a kind of magic.
It is quiet here. Certainly in the morning you will hear traffic in the distance as people head off to work, however you can always close the doors. Then it stops and all you hear is bird life in the garden and usual neighbourhood sounds. Saturday mornings in winter are accompanied with the excited sounds of goals scored down on the footy ground, as the junior soccer league takes on the world, reminders of a shared community life.
And space. A home is not about how big or small it is. It is about how it feels and how well it works for you. Flow and ease are important elements in comfortable living. High ceilings provide natural light and air flow. Walls of glass that slide back to create a space that seems to sit amid the garden. Open yet private. Wide treads on the stairs, with lower rises, link each level effortlessly. Spacious bedrooms. Good storage areas, along with plenty of well positioned power points. Things you learn to incorporate when designing your own home.
Sit on the lounge and view the trees in the garden or stand in the kitchen and feel a part of it. Inside blends with out.
There are extras including a 6 kVa solar system, which did not budge during Cyclone Marcia. In fact nothing did, with the exception of neighbouring material ending up in our backyard and damaging our garden. Top quality external window shades and shutters provide protection from heat and fading.
The Miele dishwasher is silent, as are the air conditioners. The garden is irrigated with a sprinkler system. The garage is big enough for two vehicles and stuff, like a garage should be. The concealed drying deck off the laundry ensures you can dry clothes in any weather away from direct sunlight so they won't fade.
The garden, we originally created in the 90's, is small enough to manage and big enough for children's imaginations. And nothing is set in concrete so change is always possible without major effort.
Obviously we love this place and the next owners will love this place also. It is special, it has been created with love, it is a good place to be, where memories are created. This is a home.
