Standout irrigation country doesn't come to market often - and rarely with this level of water security. Set in the tightly held Byee district, 25km north-west of Murgon and 60km from Kingaroy, this 305-acre aggregation combines self-mulching, self-cracking creek flat soils with a genuinely diverse cropping history - corn, sorghum, canola, winter cereals and lucerne all thrive here. With the current owner retiring, this established "fodder factory" is ready for its next chapter: turnkey infrastructure, secure water and a fully renovated homestead, all in one line.
Water Security & Productive Soils
• 376ML supplemented water allocation from Barambah Creek, backed by a 25ML licensed bore within the Barambah Creek GMA
• 150-acre Tyco 7-span centre pivot with end gun, hard-wired to power - recently upgraded with all-new piping and electrical work
• 12 irrigation hydrants suited to a travelling irrigator across a further 60 acres, ideal for lucerne
• 3 pump sites on Barambah Creek, including a near-new 55L/sec submersible pump (4.75ML/24hrs through the pivot) and a brand-new centrifugal drive pump for the hydrants
• Over 4.3km of Barambah Creek frontage, with 6" Class 9 PVC mains throughout
• A further ~25 acres of arable dryland country, plus grassed creek flats and higher ground ideal for backgrounding cattle
The Homestead
Perched above the flats, the fully renovated Queenslander delivers as much lifestyle as the farm delivers productivity - three bedrooms, two bathrooms, twin verandas and a generous timber kitchen opening to the lounge and dining. Additionally a private office, separate laundry/mud room with shower & toilet, fresh paint throughout and a fenced house yard – this is a home ready to move straight into.
Infrastructure
The property's improvements provide the infrastructure required to operate an efficient and productive farming enterprise.
• 24m x 12m enclosed hay shed with high end doors at both ends
• 12m x 12m open-ended machinery shed
• Older double-entry farm machinery shed
• Former herringbone dairy shed with cold-room panel workshop
• Two near-new 400-tonne Twister silos with aeration floors
• Steel cattle yards with loading ramp and veterinary crush
Offering productive self-mulching creek flats, more than 4.3km of Barambah Creek frontage, substantial water allocations, bore water, modern pumping infrastructure and multiple irrigation systems, this is far more than just a productive cropping property.
It is a genuine turnkey irrigation enterprise with the soil, water, infrastructure and location to support a diverse and adaptable farming operation. Whether continuing its established broadacre cropping program, expanding lucerne and fodder production or pursuing alternative high-value crops, the foundations are already in place.
