45 Aldinga Road, Willunga

Rich in character, beautifully established and positioned to embrace everything that makes Willunga such a special place to call home, this charming 1850s workers’ cottage occupies an impressive 1,852m² allotment and presents a rare opportunity on the beautiful Fleurieu Peninsula. Positioned directly opposite the Willunga Rose Garden, the property combines the romance of a bygone era with remarkable space, versatility and an enviable country-town lifestyle, all within an easy stroll of Willunga’s historic township. Number 45 Aldinga Road is one of five stone cottages built in 1850 on the perimeter of Evelyn Sturt’s large parcel of Willunga farmland. In the early 20th century, the property was home to Ben and Jessie Culley. Ben was a drover and coach driver, transporting passengers from Willunga to outlying areas. The original horse stables remain, as do the now enormous pair of carob trees planted along the front boundary. The cottage’s symmetrical façade, whitewashed rendered stonework and original sash windows provide genuine street appeal. Beyond the front door, high ceilings, timber floorboards and substantial internal walls add to the sense of place and country charm. The front living room is particularly inviting, with a slow-combustion wood heater set beneath a solid timber mantel. Three generously proportioned bedrooms feature built-in robes, wool carpet, and ceiling fans. At the heart of the home is a spacious galley-style kitchen with gas cooktop, stainless steel wall oven, dishwasher, double sink, excellent storage and a generous walk-in pantry. The adjoining dining room features split-system air conditioning and a ceiling fan, while a neat family bathroom and versatile rear mudroom complete the cottage. From the mudroom, step onto an all-weather entertaining area with charming Willunga slate paving, overlooking expansive lawns and established gardens – an inviting setting for long lunches, family gatherings or simply enjoying the peaceful surrounds. Beyond the patio is a converted detached dwelling offering versatile additional living space. Featuring lofty plywood ceilings, hybrid timber floors, extensive cabinetry and split-system air conditioning, the dwelling includes a living room, double bedroom with built-in robes and ceiling fan, and an ensuite bathroom. With its own distinct living and sleeping areas, this space offers exciting possibilities for extended family, guests, or a parents’ retreat. The sheer scale of the grounds provides a lifestyle increasingly difficult to find. Double gates offer vehicle access to the rear yard, with ample secure off-street parking for multiple vehicles, trailers or a caravan. A large, powered garage with concrete flooring provides excellent storage and workspace, complemented by a dedicated EV charger. A rustic outdoor entertaining area and versatile outdoor room have been created within the original stables, making the most of the property’s authentic character. Towards the rear of the allotment, designated garden beds for fruit trees and home-grown vegetables take pride of place. Mature trees, a large water tank, composting area and a fire pit make for an inviting and practical backyard, with plenty of room to move, create and grow. Follow the path to the picket gate tucked behind trees in the corner of the yard and discover private access to Bassett Street Reserve. With established native gardens, a barbecue area and tennis courts just beyond your fence, this beautiful park feels almost like an extension of the property. And then there is Willunga itself. Renowned for its historic charm, cafés, restaurants, wineries, famous Farmers Market and wonderful community, Willunga offers a lifestyle that continues to attract those seeking something a little more authentic. Schools, sporting and community facilities, and everyday conveniences are all within walking distance, while the vineyards of McLaren Vale and the spectacular Fleurieu coastline are only a short drive away.
