Escape the hustle of city life and create your own country paradise at 17 John Street, Wetheron.
*** Vendors are Motivated ***
Set across approximately 2.74 acres, this peaceful rural holding captures breathtaking views over open fields to the surrounding mountains. With only one neighbouring property positioned at a comfortable distance, the block offers an appealing sense of privacy, space and freedom.
Whether you are dreaming of an unplugged country escape, a manageable hobby block, a future rural base or a well-priced rural and commercial opportunity, this versatile property offers an impressive head start.
** Established Off-Grid Living **
The property operates independently through an established off-grid solar power system with battery storage. All electricity used at the property is generated by the solar system and stored in the floor-mounted battery bank.
The system currently powers the property's lighting, along with multiple fridges and freezers. During the occasional period when solar generation is insufficient, an included backup generator provides an additional power source.
While the precise capacity of the solar array, inverter and battery bank has not been confirmed, the system is established and currently supporting the owners' everyday requirements.
The included caravan provides an immediate base from which to begin enjoying the property, making this an appealing opportunity for buyers wanting to step into an unplugged lifestyle without starting entirely from scratch.
** Water, Infrastructure and Inclusions **
The land is fully fenced with timber posts and three strands of barbed wire.
Generous water storage includes two 22,000-litre rainwater tanks and a separate 10,000-litre tank positioned near the caravan, together with several additional water pods.
Two 20-foot shipping containers are also included, with one used for storage and the other set up as a workshop. A tractor with associated implements and a John Deere ride-on mower provide the next owner with a valuable head start in maintaining and enjoying the property.
A handmade, ready-to-use pizza oven creates a welcoming focal point for relaxed afternoons and outdoor gatherings while taking in the surrounding rural outlook.
** Lifestyle or Rural-Enterprise Potential **
The available space, access and existing infrastructure may also appeal to buyers requiring room for machinery, vehicles, equipment or a rural enterprise.
A heavy-vehicle access permit has previously been issued for the local route; however, buyers should not assume that any existing permit or approval will transfer with the property.
Any proposed transport, depot, vehicle-holding or commercial use remains subject to the buyer making and relying on their own enquiries with the relevant authorities and obtaining all necessary approvals.
