Noorilim is an extraordinary country estate of rare distinction, combining one of Australia’s most remarkable private residences with spectacular gardens and prized Goulburn River frontage. An iconic Italianate mansion set amid the heart of Victoria’s thoroughbred breeding country, this exceptional property embodies architectural grandeur, historical significance and enduring prestige, less than two hours by road from Melbourne.
Designed in 1879 by celebrated architect James Gall for parliamentarian William Winter-Irving, Noorilim was conceived during Victoria’s gold-rush-fuelled era of extraordinary prosperity. More than 140 years later, its magnificent proportions, exquisite craftsmanship and elaborate detailing remain a testament to a remarkable period in Australian history.
The imposing mansion showcases a majestic tower, elaborately arched verandahs, grand columns and ornate balustrading. Inside, soaring ceilings, intricate ornamentation and opulent finishes create interiors of exceptional character and refinement.
The magnificent great hall sets the scene with five-metre ceilings, Corinthian columns, elaborate cornices and luminous Minton tiles laid by Italian artisans specially engaged for the commission. Adjoining sitting and dining rooms and a distinguished library overlook the graceful arched loggia. The library features an ornate fireplace, intricate mouldings and damask wallpaper, while the baronial dining room impresses with richly embossed wallpaper, detailed cornicing and a black marble fireplace.
Comprising 20 generously proportioned rooms, including 10 bedrooms, Noorilim boasts a study, staff quarters, cellars and multiple fireplaces. The spectacular master bedroom suite features rich red walls, a white marble fireplace and full-height windows framing picturesque estate views. A minstrel gallery adds cultural distinction, having once hosted a performance by Australia’s internationally acclaimed operatic soprano, Dame Nellie Melba.
Beyond the mansion, more than 300 established trees create a magnificent landscape of ancient Moreton Bay figs, rolling lawns, an Italian garden and a circular rose garden with central fountain. An ornamental lake and boathouse enhance the grounds, which support more than 150 species of native birds and mammals.
The property is complemented by rich pastures, agricultural infrastructure, machinery sheds and historic outbuildings. A modern pumphouse services the vast acreage and internal grounds, whilst the estate’s exceptional Goulburn River frontage extends for approximately one kilometre and includes a sandy beach.
Noorilim’s heritage extends beyond architecture and horticulture into Australian racing history. Once a distinguished thoroughbred stud farm, the property was associated with three Melbourne Cup winners. Among its most celebrated residents was Comedy King, winner of the 1910 Melbourne Cup and a champion stallion, whose grave lies beneath a magnificent Moreton Bay fig within the grounds.
With its extraordinary architecture, productive acreage, established gardens and a celebrated past, Noorilim is a landmark Victorian estate of exceptional rarity. Having enjoyed only a handful of illustrious owners, including just two in the past half-century, this remarkable property offers a once-in-a-generation opportunity to secure an enduring piece of Australian heritage and shape its next chapter.
