Luxury sub-penthouse living with sweeping river and city views
High above Toowong with sweeping views across the river, city and treetops, Residence 1401 in the architecturally-crafted The Patterson offers house-like space, privacy and comfort, with the convenience, security and low-maintenance ease of luxury apartment living.
An oversized three-bedroom residence with generous proportions, wide frontage, multiple balconies, two living areas, excellent storage and rare secure parking for three cars, this north-eastern-facing property delivers a highly liveable blend of modern elegance and everyday functionality. Positioned close to Brisbane’s CBD, scenic riverwalks and the heart of Toowong, it offers an exceptional lifestyle in a sought-after riverside location.
Thoughtfully designed to complement the waterfront landscape below, the residence is one of only three on the floor and features engineered European oak timber floors, sleek joinery and banks of full-height glass. Built by Mosaic Property Group in 2023 and architecturally designed by Rothelowman, the complex and its apartments feel wonderfully contemporary and timeless.
Taking full advantage of its wide frontage, natural light and outlook, the property centres around a spacious open-plan living and dining area. Large glass sliding doors create an easy connection to the covered balcony, which looks out across tree-dotted Toowong to the Brisbane River and city skyline beyond. With plenty of room for relaxing or entertaining, this generous al fresco area is a true highlight.
The beautifully appointed kitchen includes a large breakfast bar, Abey tapware, pendant lights and ample cupboard storage. Premium appliances include a Liebherr fridge/freezer with ice-maker, along with a Miele gas cooktop, oven, microwave and dishwasher. An attached butler’s pantry provides additional storage and a Zip tap.
The bedrooms are positioned away from the main living areas, creating a sense of separation and privacy. The generous master suite includes a walk-in robe and balcony access, while the connecting ensuite features brushed brass finishes, floor-to-ceiling ceramic tiling, dual vanities, a dual-head shower and a separate bath.
Two additional bedrooms include built-in robes and are serviced by a well-appointed main bathroom and separate powder room. A second living area opens to its own balcony, creating a flexible retreat for visiting family, guests, work-from-home use or quiet relaxation.
Complete with rare secure parking for three cars - dual tandem parking plus a single garage space - and a large storage cage, the apartment also includes an internal laundry, ducted air-conditioning, ceiling fans and security screens.
Residents enjoy secure mailboxes, CCTV security cameras in common areas and resort-style facilities including a private wine room, rooftop swimming pool, barbecue facilities, gym and sauna. The ground level also offers access to the Riverloop cafe.
Close to Toowong Village Shopping Centre’s retail and dining options, the property is also near Toowong train station and the Regatta Ferry Terminal. UQ’s Saint Lucia campus, Indooroopilly Shopping Centre, Toowong Memorial Park’s sporting facilities and leading schools including Brisbane Boys’ College, Saint Ignatius School and Brigidine College are all easily accessible.
Offering space, views, privacy and lock-and-leave convenience in one of Brisbane’s most connected riverside locations, Residence 1401 presents a rare opportunity to secure house-like apartment living in The Patterson.
