Set across 45.57 acres (approx), 1598 Matheson Road Tongala is an outstanding purpose built equestrian property combining first class horse facilities, extensive shedding and a beautiful modern 5BR family home.
From the solar powered entrance gates and irrigated ornamental pear trees lining the long driveway, the quality and care invested throughout this property are immediately apparent. The infrastructure has been thoughtfully planned, professionally constructed and meticulously maintained, creating a horse complex that is as practical as it is impressive.
At the heart of the equestrian facilities is a substantial 20m × 10m stable complex with electric roller doors, two loose boxes with direct access to outside yards and self-watering troughs, a dual-bay heated wash area, a separate tack room and a separate feed room. The design also offers scope for a built-in residence, and room for additional boxes. (Subject to the relevant approvals).
The professionally constructed 70m × 35m sand arena was completed by Broken River Grading approximately 12 months ago. Fitted with lighting and reflective fencing, it is ideally set up for safe riding and training into the evening.
Purpose-built paddocks provide an excellent balance of turnout, grazing and hay production. The property includes two flood irrigated turnout paddocks and two flood irrigated stallion paddocks, together with 8 x individual paddocks featuring shelters, self-watering troughs and fitted sprinkler irrigation outlets. Quality Stallion Rail Shock coat fencing has been used throughout, and all paddocks are serviced by concrete self-watering troughs.
An additional 18.5 acre dry paddock provides flexibility for livestock or hay production and has successfully produced oaten hay crops for more than two years.
The three year old double brick home, built by respected local builder Langdon Builders, has been designed with family living in mind. It offers five bedrooms, 3.5 bathrooms, a separate theatre room, office and all the modern comforts expected of a home of this calibre.
The light filled kitchen comes with an Inalto double oven, induction cook top and spacious butler’s pantry. Master bedroom with WIR and ensuite, with all power points and mirrors Bluetooth and Wi-Fi controlled. The second bathroom has jack and Jill access. With all windows triple glazed and refrigerated heating and cooling.
Outside, the established backyard features fresh turf, a sand firepit, a dedicated playground area and alfresco entertaining area. There is also a purpose-built dog yard and run with its own self watering trough, along with a mini motorbike track for added family enjoyment.
Additional features include an 18.5 kW solar system.
Shedding is equally impressive. A 20m × 10m house shed provides three vehicle bays, a car hoist and two large additional rooms positioned at either end, each with its own personal access door, with a concreate wash bay for cars, bikes and boats. A separate machinery shed provides further space for farm equipment, machinery and storage.
With its exceptional presentation, modern family home and highly considered equestrian infrastructure, 1598 Matheson Road offers a rare opportunity to secure a complete horse and lifestyle property where the hard work has already been done. 2.5 hours from Melbourne, only 20 minutes from Echuca and the Murray River, and 40 minutes to Shepparton.
Purpose-built, beautifully maintained and ready for its next owner, this is an equestrian property of genuine quality.
