4 Duncan Lane, Thulimbah QLD 4376

We are proud to present a truly unique offering in the heart of Queensland's renowned Granite Belt-an exceptional lifestyle property combined with a well-established and much-loved cheese-making business, just minutes north of Stanthorpe in the charming township of Thulimbah. Set against a backdrop of rolling countryside, award-winning wineries, and thriving agritourism, this is more than just a property-it's a destination, a business, and a lifestyle all in one. From the moment you arrive, you can feel the opportunity. Visitors are drawn in by the region's reputation for fresh produce and artisanal experiences-and this property delivers exactly that. At its heart is a successful cheese-making operation with a loyal customer base, supported by a welcoming café, bistro, and retail space that invites guests to linger, taste, and return time and time again. And yes… cheese lovers, this one is something special. Not only can you enjoy it-you can learn to create it, with current owners offering guidance to ensure a smooth transition into the business. The setting itself is where the magic truly unfolds. A clear paddock alongside the main building opens the door to a genuine paddock-to-plate experience. Imagine guests harvesting fresh produce straight from your garden, children delighting in pulling vegetables from the soil, and your in-house chef transforming it all into unforgettable meals. Whether you envision farm-to-fork dining, boutique agritourism, cooking experiences, or expanded production-this property provides the foundation to bring it to life. The existing infrastructure supports both lifestyle and income at scale. A warm and inviting bistro offers a relaxed dining experience, complete with a cosy wood fire for the cooler Granite Belt months, while the café caters to steady tourist traffic with coffee, tastings, and local produce. Outside, expansive lawns and flexible event spaces create the perfect setting for functions, weddings, and private gatherings. Visitors can browse the well-stocked gift shop, enjoy tastings, or pack a picnic before heading off to explore nearby national parks and local attractions-further embedding the property into the region's tourism ecosystem. Set on approximately 38 acres, the land offers versatility rarely found in lifestyle holdings. With multiple dams (including spring-fed), bores, and extensive water storage, the property is well-equipped for continued agricultural use or expansion into market gardening or livestock. Existing facilities-including a dairy, livestock yards, crush, and loading ramp-make animal management straightforward, while also enhancing the visitor experience. Seven cold rooms support cheese production and storage, and a large commercial kitchen provides capacity to expand food offerings or scale operations. The accommodation completes the package. A renovated three-bedroom home offers comfort and privacy, while additional infrastructure-including a large shed with an upstairs rumpus area-provides flexibility for staff accommodation or further development. There is also scope to add cottages or a second dwelling (STCA), unlocking additional income streams through short-stay accommodation. A generous customer car park accommodates caravans and RVs, capturing the ever-growing touring market-and opening the door to further revenue opportunities. With strong tourism in the Granite Belt, an established brand, and infrastructure already in place, this is a rare chance to step into a thriving regional business with immediate income and enormous upside. Whether you are an experienced operator, an investor, or someone ready to turn a dream into reality-this is an opportunity not to be missed. Opportunities like this are incredibly rare in the Granite Belt. Purchase the property and business together or explore the option to acquire the business and lease the premises.
