Nirvana is situated 12 kilometres West of Tenterfield in the Sunnyside area comprising 55.2ha (136.4ac) approx. in 1 freehold title. Approximately 40ha is arable and suitable for a wide variety of agricultural pursuits including cropping, pasture improvement and breeding and fattening of beef cattle or fat lambs.
Topography is level to undulating country easily traversed by four-wheel drive. Height above sea level ranges from 790 to 800 metres. The whole of the area consists of granite soils ranging from finer decomposed granites to coarser granites and small areas of rock outcrop. There is a small amount of timber near the homestead along Sunnyside Creek, mainly eucalyptus with some introduced species.

Fencing consist of mostly steel posts and 5 wires, 4 plain and 1 barb. There are 12 main grazing paddocks with holding paddocks adjacent to the cattle yards. Nirvana's carrying capacity is estimated at 24 breeding cows & followers on an annual basis in addition to some cropping.
Structural improvements consist of a 3-bedroom homestead built approximately 15 years ago. Open plan kitchen/meals, bathroom, and laundry with a covered veranda on 3 sides. Water is provided to the homestead via a 56,000-litre capacity freshwater tank.
