30 Grammar Street

A crisp gabled frontage and flowering front garden give little away. Behind them sits a two-storey family home of real substance, on a quiet residential street where the pace slows and the neighbours have stayed put. In a settled Strathmore pocket, it reads as a home built for families who want room to grow without leaving the neighbourhood. Wide plank flooring sets the rhythm from the entry, running past a front study built with wine storage and enough room to serve as a guest bedroom when the house fills up. Ahead, the ceiling lifts into a raked, skylit volume where living, dining and kitchen share one uninterrupted space. The stone island invites people to gather around it, Miele appliances and a walk-in pantry doing the work behind the scenes, and the northern glass keeps the pool within reach of every conversation. Slide the doors wide and the alfresco kitchen joins the party, teppanyaki grill firing and the bar pouring while the pool and spa hold everyone's attention until well after dark. Accommodation is handled just as generously. The main bedroom takes a private position on the ground floor with twin walk-in robes and a dual-vanity ensuite. Upstairs belongs to the family, three bedrooms each with an ensuite, a carpeted rumpus warmed by a fireplace, and a balcony across the front that catches the last of the afternoon. The practical side is covered just as thoroughly. A Pollock lift runs between both floors alongside the stairs, Control4 automation ties the home together on a single system, and solar power carries the running costs while heating the pool. Central heating and cooling, gas fireplaces, video intercom, remote-controlled gated entry and an oversized garage complete a specification built for the long term. Woodland Street's village shops, cafes and station sit a short walk. A quick drive to Strathmore Primary School with Strathmore Secondary College close by on Pascoe Vale Road and St Vincent de Paul Primary nearby. A comfortable walk to the Napier Park nearby the Napier Street shops with options for a Moonee Ponds Creek Trail and Lebanon Reserve are all within easy reach for the weekend, and the CBD is a direct run on the Craigieburn line.
