Expertly transformed by award-winning St Kilda architect Patrick Jost, this freestanding Victorian moves beyond its origins to deliver a dual-level home of rare poise and precision. Light, scale and privacy are brought into perfect balance, forming a quiet, design-led sanctuary within a tightly held inner-urban setting, steps from the area’s most iconic landmarks.
The result is a residence that draws from its past while looking ahead, with original features including a traditional corbel arch and high ornate ceilings. Engineered oak flooring grounds the lower level, introducing two generous bedrooms, one with built-in robes, and a designer bathroom highlighted by original leadlight and a freestanding bath. Steel-framed glazing marks the shift to the open-plan extension, centring on a gas fireplace and custom banquette seating, all illuminated by the sun's afternoon warmth. Carrara marble surfaces, premium Miele cooking appliances, integrated Fisher & Paykel refrigeration, and dual dish drawers form a functional yet beautiful domain within the kitchen, carrying through to the walk-in pantry, which conceals storage under the stairs.
Bi-fold steel doors extend the living and dining areas onto a sun-drenched terrace, where high-walled borders and low-maintenance landscaping ensure privacy and calm, with an integrated Beefeater BBQ and clever storage within the in-built seating. Upstairs, the main suite is flanked by two terraces, returning via a sky-lit stair void to an ensuite positioned to enhance airflow and movement across the level. Operable aluminium screens offer privacy without blocking light, while built-in and walk-in robes meet a marble-detailed ensuite, finished with Brodware tapware and a continued sense of quiet luxury.
With longevity and sustainability in mind, thoughtful inclusions have been considered, including hydronic heating, underfloor heating in the bathrooms, a European laundry, remote-controlled blinds, and a 2.6kW PV system. Haiku fans in the main bedroom and living room, a gas fireplace, aged brass fixtures, and a water tank with a grey-water pump further elevate the credentials, on the edge of St Kilda's foreshore precinct, with the beach, Sea Baths, wine bars, popular restaurants and trams, including the 96 all within easy reach.
