There’s never been a better time to purchase rural land, as new data confirms that Australian agricultural property has outperformed all other real estate asset classes over the past 20 years. A report completed by the Australian Property Institute confirms that agricultural property values rose by 256% over the past 20 years, compared to 164% for industrial property, 154% for residential property and 143% for office property according to their report. This productive 450 hectare (1,111 acre) farm enterprise at Shelford boasts over 1 km of absolute river frontage and is suited to all grazing pursuits, plus cereal and oilseed production; and includes 75 ha’s of highly regarded native grassland off-sets, with all future income generation included with purchase. Subdivided into more than 20 paddocks, the property includes native shelterbelts, with water for livestock provided by four dams, plus troughs which are fed from a solar pump on the Leigh River; there are also two unused bores. An internal laneway system assists with livestock management, while fencing is predominantly new, with a small section of original station fencing. Soil types range from a mix of grey loam and heavier clay, with approximately 70% being arable and the balance consisting of some basalt stone country with some heavier barriers, best suited to grazing. The vendor’s have taken great care during their custodianship, ensuring an easy transition for the ongoing management of the property with all future income generation included in the sale and scope to further increase the area under management.
