650 Donalds Creek Road, Scone

Mandalea, originally part of the historic Belltrees Station, offers a rare chance to secure scale and diversity in one of the Upper Hunter's most tightly held grazing districts. Just 35 minutes east of Scone and 3.5 hours from Sydney, the property is ideally positioned close to the village of Gundy, Lake Glenbawn, Scone Polo Club and international thoroughbred studs. Set in its own private valley, Mandalea comprises 1391 Ha/ 3442 Ac and combines arable creek flats, semi-arable slopes and heavier basalt hill country - well-suited to fodder cropping, pasture improvement and further development. With an average annual rainfall of 675mm, responsive soils and shade timber, the agricultural potential is significant. For those interested in hunting, the opportunities are very exciting. Extensive recent investment in water infrastructure ensures reliability, including Hunter River access via easement, solar equipped bore, 21 dams, long double creek frontage and over 160,000 litres of header tank storage. Mandalea is already demonstrating its capability to turn off prime cattle. A recent draft of dry cows averaged 716kg, while weaners are being turned off at an average of 350 kg, topping at 400kg. This highlights the property's production upside and ability to deliver quality beef from a reliable, low-cost grazing base. Woolshed & Yards: Modern 3-stand electric woolshed (20m x 10m) with steel sheep yards; steel cattle yards with headbail, crush and loading ramp. Sheds & Silos: 18m x 8m steel-framed machinery shed plus 2 silos. Fencing: Predominantly barb and plain wire with netting and exclusion fencing on boundaries; new fencing completed within the past 6 months. Residences: 4-bedroom brick homestead in established gardens with updated kitchen, office, family room, gauzed verandah, air-conditioning and wood heating; plus a second 3-bedroom cottage in poor condition. Mandalea represents an outstanding low-cost grazing opportunity - combining scale, secure water, proven production and quality infrastructure with genuine upside for future productivity.
