Because of the birdlife , it is not a “pet friendly ” Park. The Site Fees are approximately $250 per week at present and like all Manufactured Homes are reviewed annually but are in line with legislated increase amounts. When you purchase a Manufactured Home you purchase the house only and Lease the land ( often referred to as the Site Fee). Because you purchase the house only, there is no Council Rate Charges and no Stamp Duty to be paid. It is not a Retirement Village and so there no Entry or Exit Fees to be paid and when you sell you, as the owner, receive the sale price as there is no compulsory refurbishment fees to be paid. Although if the property is well maintained and presents well then it is more likely to achieve a very good price. These Parks have increased in price too but are still and affordable option as a Lifestyle Choice – plenty of friendly neighbours, great social and recreational activities to enjoy and very friendly and caring On Site Managers. The lawns are mowed for you and you are responsible for any gardens around the home. This home enjoys healthy pot plants and some established front garden beds – the choice is yours!
