• No infrastructure charges on new will be payable. As per infrastructure agreement which is available upon request.
• Rare, approved DA. Ready to develop.
Positioned within one of Logan’s most active residential growth corridors, this substantial 3.108ha* landholding offers an increasingly rare combination of existing soon-to-be approved development, accessible infrastructure and further subdivision potential.
The property has an approval in place for Stage 1, comprising 12 residential allotments ranging from approximately 325m² to 456m². This provides an incoming developer with a defined first stage and a clear pathway towards delivering new residential land in an area experiencing significant population growth and continued buyer demand.
The property comprises predominantly flat land, providing favourable physical characteristics for future development. Sewer and water infrastructure is located within or readily accessible to the property, with existing service corridors and easements identified in the Logan City Council mapping. Prospective purchasers should confirm service locations, capacity and connection requirements directly with the relevant authorities as part of their due diligence.
Beyond the approved first stage, the substantial balance area provides an exciting opportunity to investigate further development. A supplied concept plan identifies the potential for an additional 13 residential allotments over the rear portion of the site.
Once approved, this would create a potential combined project of 25 residential lots across the property. The proposed second stage is not currently approved and remains subject to planning, engineering, servicing, flood and other statutory requirements.
The property is surrounded by established and emerging residential development, clearly demonstrating the ongoing transformation of the broader Park Ridge area.
Numerous residential estates and subdivision projects are progressing throughout the surrounding corridor, bringing new homes, families and infrastructure into the area. This continued development provides strong context for the approved subdivision and supports the longer-term potential of the balance land.
The area is also benefiting from substantial public and private investment in roads, schools, community facilities and essential infrastructure.
The new Corymbia State School is being constructed nearby, immediately behind the property, with works well advanced. Once completed, the school will provide an important new educational facility for the growing number of families moving into Park Ridge and the surrounding residential communities.
The recently completed Bumstead Road and Julie Street intersection upgrade has further improved the local road network. These works included new traffic signals, pedestrian crossings, bicycle lanes, footpaths and drainage infrastructure.
Logan City Council is also undertaking longer-term planning for the future upgrade of the Bumstead Road corridor between Clarke Road and Chambers Flat Road, reinforcing the strategic importance of this rapidly developing location.
