Set on an impressive 1,640m² (approx.) allotment in the heart of the stunning Old Noarlunga township, this Circa late 1800's stone cottage presents a truly unique opportunity. Brimming with character, charm and versatility, the property combines a beautifully preserved period home with a separate commercial space offering exciting possibilities for those looking to live, work and create in one of the Fleurieu's most picturesque and tightly held townships. Privately positioned behind its charming frontage, the home's classic bullnose verandah immediately sets the scene. Step inside to discover timber floors, high ceilings and exposed solid stone walls that showcase the character and history of this remarkable home. The front lounge is warm and inviting, featuring a fireplace with an electric slow-combustion-look heater, while the adjoining bedroom provides a peaceful retreat. At the heart of the home is the Kitchen where original Willunga slate flooring hosts a classic wood-burning oven and cooktop. A gas cooktop and oven provide additional cooking facilities, complemented by generous bench space and ample cabinetry. The adjoining dining room enjoys a wall-mounted split system, while the spacious main bedroom sits towards the front of the home and offers the added convenience of direct access from the front porch. A third bedroom or study, complete with carpet, is positioned conveniently off the kitchen. At the rear, the updated bathroom provides both a separate bath and shower, with the adjoining laundry and toilet completing the home's accommodation. Direct access from this area leads outdoors to the expansive rear yard. The rear grounds are where this property truly comes alive. A rear lean-to and L-Shaped undercover entertaining area overlook a beautifully established garden, with magnificent planting around the boundaries, numerous fruit and citrus trees and wonderful views towards the hills beyond. A generous lawn area provides plenty of space for entertaining, recreation or simply enjoying the surrounds, while a more naturally planted section adds another layer of charm and character. The original Hills Hoist stands proudly amongst it all, perfectly complementing the home's heritage appeal. Two undercover freestanding carports, along with a handy storage shed, provide excellent practical additions to this substantial rear yard Adding another dimension to this already exceptional offering is the separate commercial space, previously operating as a café and waiting for the next owners to utilise the limitless potential. A front porch leads into the former servery area, providing space to display artwork, establish a café-style setting or create a professional consulting space. A further rear area could potentially be reinstated as a second viewing space, kitchen or consulting space, subject to any required approvals. Outside, a fully fenced undercover area connects the commercial space with a separate external toilet, providing additional flexibility for those looking to operate a small business from home. Properties offering this combination of heritage character, substantial land, commercial potential and a central Old Noarlunga setting are exceptionally rare. Whether you're looking for a character-filled home, a business opportunity, an investment or simply somewhere truly special to call home, this is an opportunity not to be missed.
