3/36-40 Morrisby Road, Old Beach, TAS, 7017

Last remaining waterfront allotment Representing a genuinely rare release in the tightly held Old Beach market, this last remaining allotment offers an increasingly hard-to-find combination of waterfront and waterside positioning, generous proportions and sweeping views across the River Derwent and beyond. Each allotment spans 650m², providing an ideal balance between lifestyle space and design flexibility. The proportions will appeal equally to those dreaming of building a bespoke home in a peaceful waterside setting and to buyers seeking well-shaped parcels with excellent outlook and enduring long-term value. Importantly, key groundwork has already been addressed, with the stormwater easement over Crown land in place. This removes a significant development hurdle and provides valuable certainty for purchasers—an uncommon advantage when securing vacant land. Surrounded by established residential amenity and within easy reach of shopping, services, public transport and Hobart's CBD, the setting delivers everyday convenience while preserving the lifestyle appeal that makes Old Beach so consistently sought after.
