77 Hill Street, Netherby SA 5062

AUCTION: Saturday 4th July at 12.30pm (USP) Rarely does a land holding of this calibre come to market. Set on an expansive approximately 769m² allotment with a generous 16.15m frontage, this is a genuinely exceptional opportunity to secure a premium building site (STPC) where you can create an extraordinary family residence — in the heart of tightly held Netherby which is adjacent to Springfield. Held within the same family for 75 years and now offered for the first time, the property sits on one of the suburb's finest streets, commanding a prized northerly rear aspect that is increasingly difficult to find at any price in this precinct. The location is simply exceptional. The northerly aspect is always so much in demand and with the rear pergola setting you can enjoy the sunny orientation whilst looking across to the established garden which is vast and includes assorted plants, trees and garden shed. The home is in need of extensive work and is currently disposed as 2 bedrooms, bathroom, separate w.c., living/dining room original kitchen plus sunroom. There is also an automated garage plus a freestanding garage and 8 Solar Panels with 1.5kw. Within close proximity to Mercedes College, Scotch College, Unley High School which is one of Adelaide's most prestigious public schools and only a 10 minute walk, Urrbrae Agricultural High School, Mitcham Primary, Highgate Primary and St Joseph's — and moments from Mitcham Square plus Brownhill Creek walking trails — demand for land in this pocket consistently exceeds supply. Opportunities of this nature do not present themselves often, register your interest now so that you don't miss out !
