Set within approximately 61.9 Hectares of rolling vineyards, native bushland and spectacular mountain scenery, 107 McAdams Lane is one of the Pyrenees Wine Region's most captivating lifestyle properties—a rare offering where an established boutique winery, highly rated visitor accommodation and an inspired family home come together in one remarkable property.
Framed by breathtaking panoramic views across the valley and the surrounding Pyrenees Ranges, this is a place where every season offers something extraordinary. Winter mornings begin with mist rising over the vines, long summer evenings are spent watching the sun disappear behind the mountains, and the peaceful stillness of the landscape is interrupted only by the calls of native birdlife.
Established as a boutique producer, the vineyard comprises approximately ten acres under vine, planted predominantly to Shiraz and Cabernet Sauvignon alongside an impressive collection of premium varietals including Nebbiolo, Sangiovese, Malbec, Chardonnay, Sauvignon Blanc, Semillon, Riesling, Pinot Noir, Cabernet Franc, Viognier and Merlot. Supported by a complete drip irrigation system, the vineyard offers exceptional diversity for premium single-varietal wines and creative blending opportunities.
Purpose-built for efficient production, the fully operational winery incorporates a thoughtfully designed gravity-fed layout and smart cellar facilities for wine production. The adjoining cellar door and restaurant space overlook the vineyard, creating an exceptional setting for tastings, intimate dining experiences, private functions or future tourism ventures.
Wines are supplied to respected hospitality venues throughout the Pyrenees and Melbourne, while cellar door visitation throughout the region presents exciting opportunities for continued growth.
Positioned to embrace its northerly aspect, the country styled residence has been thoughtfully created to celebrate the surrounding landscape. Expansive glazing fills the home with natural light while framing uninterrupted vineyard views, and the generous open-plan living area centres around a substantial Coonara wood heater, creating warmth and ambience throughout winter.
The home offers three bedrooms, a study, spacious open-plan living and dining, a beautifully appointed kitchen and a generous family bathroom complete with spa bath. A wide north-facing verandah provides the perfect vantage point to relax with friends, entertain outdoors or simply watch the changing colours roll across the surrounding ranges as the day draws to a close.
Complementing the main residence is a beautifully renovated cottage that has become a destination in its own right. Holding Airbnb Superhost status and an exceptional 4.97 guest rating, it provides an established accommodation business while also offering flexibility for extended family, guests or staff.
The property's infrastructure has been carefully developed to support both lifestyle and commercial pursuits, including extensive water storage servicing the residences, winery and gardens, a 7.4kW solar system with 10kW battery storage, comprehensive security system and substantial shedding.
Yet it is the lifestyle that ultimately sets this remarkable property apart. Spend your mornings walking amongst the vines beneath endless blue skies. Share long lunches featuring local produce and estate-grown wines. Watch kangaroos graze as the sun sets beyond the mountains before gathering around the fire with family and friends on crisp winter evenings. Here, the pace slows, the landscape inspires and every day feels a little more connected to nature.
Whether your vision is to continue building a boutique wine label, expand the tourism offering or simply embrace one of regional Victoria's most enviable country lifestyles, 107 McAdams Lane represents an extraordinarily rare opportunity to secure one of the Pyrenees' landmark lifestyle estates.
