17 St Aubyn Square, Moonah TAS 7009

Just a stone's throw from busy work places is this little piece of quiet and tranquility amongst the hustle and bustle. Lovely weatherboard houses built around the 1940s and 1950s are set around a delightful playground and grassed square and this one is no exception with the current owner's sons growing up playing cricket and football on this very patch opposite. This is both a great investment home with strong rental demand for this area or one to buy and renovate. Its location is ideal, close to schools, shopping and services with the Brooker Highway just one block away. The home itself has a lovely homely feel. The flat backyard though is filled with plants and flowers and a vegetable patch, making it a real little oasis. It also adds to the ambiance with the outdoor dining area and pergola an attractive feature. This area is cosy, sun drenched and protected. There is a nice eat-in kitchen with a pleasant outlook east to Mount Wellington. There is a separate toilet, bathroom and laundry off the back entrance. There are three good sized bedrooms and a cosy formal lounge room at the front of the house capturing the afternoon sunshine and gas heating for winter. Off street parking is not a problem, with a long driveway leading to a single car garage. There is also a bunkhouse and tool shed/man-cave off the garage in the backyard. This home is all on the level and would be a good challenge for first home buyers or a family with young children to enjoy a great neighborhood and location.
