COUNTRY: Positioned at around 600m altitude, the property is all level to undulating, cleared open and mostly arable. Soils comprise red/brown loams mostly clean of rocks, but with some exposed rocks on the edge of ridges. The property has been used for cattle breeding and fattening, with more recently devoted to finishing calves bred on a nearby property. Pastures comprise approx 80% native and 20% improved. Almost all of the property is well cleared with only the odd shade tree remaining, but there is a small sheltered area of original timber at one end. This open versatile country lends itself to farming or grazing breeding or fattening.
CURRENT OPERATING SYSTEM: A well established cell grazing operation has been in place for the last 12 years. There are a series of 4 cells of wagon wheel design centred on water troughs, providing 48 smaller paddocks in total (average paddock size is 7.43 ha or approx 18 acres). The system has been set up to work with minimal management, and has functioned well for many years.
IMPROVEMENTS: 4 bedroom timber and tile roof house (approx 1940's), good steel cattle yards with crush and loading ramp, plus a couple of smaller sheds. The house is currently rented.

FENCING: The property comprises 5 main paddocks with conventional fencing, which have been further subdivided into single electric wire cells 48 paddocks in all.
