2952 ACRES VERSATILE GRAZING/FARMING, EXC IMPROVEMENTS
LOCATED: Fronting the Mitchell Highway approx midway between Molong and Wellington in Central NSW. Approx 30 km from Molong, 35 km from Wellington, 65 km from Orange, 85 km Dubbo and about 4 hours drive from Sydney.
COUNTRY: The majority of Mulungeen' is positioned at around 500m altitude, with the rear of the property running down to the Bell River to a low of 400m. Approx 2/3 of the country is level/gently undulating, with the remainder less developed and, while mainly cleared and pastured, is generally steeper, rockier and with more timber. Soils are principally brown (basalt derivative) and clay loams, with pastures approx 50% improved and 50% native and while approx 40% of the property would be suitable for cultivation, much more is arable and could be sown with pastures. The property has been mostly cleared, but is still well sheltered with remnant shade and shelter trees (white and yellow box trees), several areas of larger timber belts, and some more recently planted timber belts.
HOUSES: The main homestead is a large, rambling 5 bedroom weatherboard country house, with verandahs all round, set in an expansive garden area with established trees and a tennis court. Extensively renovated in the 1980's, it boasts 12' ceilings, large open living areas, ducted air conditioning, two wood combustion heaters, 3 bathrooms and 3 toilets. There are 2 further houses, both 3 bedroom brick cottages, renovated and in good sound, modern, clean condition and currently rented at $170 per week and $230 per week each.
IMPROVEMENTS: Impressive steel cattle yards (capable of holding 600 cows and calves) with vet shed, power connected, covered crush area, concrete race, forcing yard and round yard, and water troughs throughout the yards. All weather access and can take B-Doulbes. WATER: Mulungeen' enjoys frontage to the Bell River, with two permanent creeks, 7 dams plus a trough system. There are 3 cased bores, with one fitted and currently used for pumping. This bore, rated at 1,440 gals per hr, pumps to two 20,000 gal (91,000 ltr) concrete storage tanks which gravity feed to cattle troughs covering approx 75% of the property. The 3 houses are supplied from a 20,000 gal plus a 5,000 gal rainwater tanks with bore water to gardens. Rainfall records indicate long term average of approx 686 mm per year (27). The trough system is a feature and has provided surety of stock water supply through some drier than average years over the last 10 years.
FENCING: The property comprises 15 main paddocks with good stockproof conventional fencing. For cell grazing purposes, nine of these paddocks have been further subdivided using mostly single electric wires. If cell grazing was not going to be continued, these internal cell fences could be quite easily removed. Approx 25% of the internal conventional fences and all boundary fences are bolstered by a single electric wire. A very good laneway system, allowing for ease of stock movement, services approx 75% of the property.
CURRENT OPERATING SYSTEM: A well established and sophisticated cell grazing operation has been in place for the last 12 years. There are a series of 9 cells of wagon wheel design centred on water troughs, with 5 of the nine cells also having surface dams. Each wagon wheel' cell has up to 15 smaller paddocks with an average paddock size is 11.38 hectares (28 acres). Combined with the safe watering system, extensive laneway network, and large and very functional cattle yards, it is a smoothly run operation.

REMARKS: Mulungeen is a sound, productive, well maintained Central West grazing property, with above average improvements, safe water system, good stockproof fencing, and currently functioning as a cell grazing cattle operation. While this enterprise has been successfully run for a number of years, the fencing configuration could be altered without much difficulty to accommodate conventional grazing or cropping. It has been held by the same owner for approx 13 years, who has decided to sell to pursue interests elsewhere. In that period, Mulungeen has typically run at approx 7,673 DSE's with breeding cow numbers varying from 300 to 600 depending on seasons.
