Beautiful silky oak wooden floors throughout the main living and sleeping areas offer an easy canvas for country chic living. A 3 bay carport and enclosed outdoor laundry span off one side.
The home is surrounded by an established garden that is fitted with an underground poly clip in turf irrigation system for easy maintenance. An electric submersible pump supplies river water to the garden, while all household water is supplied by one concrete rainwater tank and one poly rainwater tank which adjoin the house. The two concrete rainwater tanks that adjoin the shed are plumbed to provide the option of replenishing household rainwater tanks when required.
WATER: This property is located in the Burdekin River Irrigation Area (BRIA). The 1642 ML water allocation accesses irrigation water from the Sunwater system. This secure water source from the Burdekin Dam has provided guaranteed water for the last 33 years. Carryover and water harvesting opportunities are also available during the year. Both farms feature underground poly with hydrants for easy and efficient fluming irrigation.
Lot 102 is divided into two blocks. The riverbank block is irrigated from the Sunwater channel with an electric pump that is fitted with 25kW solar array and time clock for automatically switching off the pump. A new pump shed has been built alongside existing infrastructure with electrical connections installed, ready for the installation of a variable rate pump if you choose. This pipeline has also been over engineered with 18" underground poly, to create the capacity and opportunity to access water from the river through future installations and licensing, if you choose. Across the road, the second block on lot 102 is irrigated via gravity feed, with a diesel pump available to increase flow and speed of irrigating sets when required.
At the bottom of 102, a lagoon offers the perfect beginnings for a recycle pit, which could be engineered to irrigate both farms.
On Lot 47 both blocks are irrigated from the Sunwater channel with a variable rate electric pump that is fitted with 30kW solar array. Two sets are irrigated via gravity feed from the channel.
The irrigation infrastructure on these lots has been designed for easy irrigation management.
SOIL: Lot 102 and Lot 47 offer a combined 211ha of quality irrigated farmland on two titles.
Lot 102 is divided into a block with sandy loam soils and a block with cracking clay soils.
Lot 47 is divided into two blocks which graduate from cracking clay to duplex soils across both blocks.
More specific soil maps are available through QLD Globe.
GRAIN: Four 242t Dennys silos offer ample grain storage capacity. With 450mm foundation, you have the opportunity to add an additional ring to each silo if you choose. These silos were constructed to meet local council approval and cyclone ratings. They are fully sealed with fumigation and a Gentec controller for automated computerised environment control for maintaining optimal storage conditions. The silo complex has wired lighting for safe loading in and out after dark.
A galvanised 36m Vass Engineering diesel powered belt with hydraulic drive offers easy loading in and out.
SHED: Located on the property, is a 18x21m fully enclosed shed with cement floor workshop area, work benches and shelving. Most workshop tools are personal items and therefore excluded from the sale. An electric submersible pump supplies river water to the shed sink, however there is opportunity to plumb into the two concrete rainwater tanks that adjoin the shed. One 2500L standing fuel tank adjoins the shed and is included in the sale.
Transformer upgrades and a new pole installation near the large expanse of grass along the driveway offer the opportunity for connecting 3 phase power to future sheds or for connecting a future solar array to supply house and shed power.
