A property of remarkable versatility, enduring beauty and genuine substance, Wildfell presents an increasingly rare opportunity to secure a significant lifestyle estate in one of Kangaroo Ground’s most tightly held pockets.
Designed by the late Alastair Knox, the residence sits effortlessly within its landscape, thoughtfully positioned to embrace sweeping northern views across rolling pasture while opening southward to a private, Tuscan-inspired entertaining domain framed by vineyard rows, established gardens and a sparkling salt and solar heated pool.
The vineyard itself remains a beautiful feature of the property, planted with Riesling and Chardonnay grapes and ready for a new custodian to restore it to its former glory with a little care and attention. Beyond the vines, the rich volcanic soil, two dams and extensive infrastructure create exciting flexibility for hobby farming, livestock, horticulture or expanded plantings, all accessed via two separate entrances — one from the main road and another from a quiet country lane shared by only one neighbouring property.
From the country lane, the scale of the infrastructure is immediately impressive. A substantial 600sqm insulated facility positioned on a 150mm concrete slab and apron offers exceptional flexibility for a wide variety of uses (STCA). Complete with three-phase power, a significant solar array, office, kitchenette, mezzanine storage and air conditioning, it is a space equally suited to business operations, storage, creative pursuits or large-scale workshop requirements.
Adding further dimension is the charming former cellar door building, previously operating with a wholesale liquor licence and incorporating a bedroom and bathroom, presenting potential for guest accommodation, studio space, business use or supplementary income opportunities.
The main residence is both grand and deeply inviting — a home defined by craftsmanship, warmth and timeless architectural integrity. Knox’s unmistakable design philosophy is evident throughout, with soaring timber-lined ceilings, exposed beams, stone flooring, double-glazed windows and beautifully considered living spaces that feel calm, grounded and connected to the landscape.
Recent improvements have elevated the interiors while remaining sympathetic to the home’s character. The ensuite and main bathroom have both been comprehensively renovated with an elegant contemporary finish, featuring porcelain tiles, frameless showers and designer vanities. In the master suite, an enormous picture window in the ensuite looks directly onto a private walled courtyard, creating an atmosphere more akin to a boutique retreat than a traditional family home.
The kitchen remains the heart of the home, centred around a marble-topped island bench with Bosch induction cooking, while multiple living and entertaining areas provide flexibility for both large-scale gatherings and quiet family living. One of the family bedrooms has been refreshed with new carpet, and MILL electric panel heating throughout the home ensures comfort across every season.
Outside, expansive hardwood decking surrounds the pool and entertaining areas, while established paddocks, excellent fencing, irrigation, mains water connection, retaining walls, water tanks and extensive shedding complete a property that is exceptionally well equipped for lifestyle living on a meaningful scale.
Positioned less than 35km from Melbourne’s CBD, Wildfell delivers an extraordinary balance of rural tranquillity and urban accessibility. Eltham’s shopping, dining and transport options are all within easy reach, alongside esteemed schools, parklands and the attractions of the Yarra Valley.
Rarely does a property offer this level of architectural pedigree, landholding, infrastructure and future potential in such a highly regarded location. Wildfell is a property to be lived in, nurtured and enjoyed for generations to come.
