There are properties you buy for a house. And then there are properties you buy for the land, the views and the life they allow you to create.
Set across approximately 135 acres in one of Greater Brisbane's most tightly held rural locations, 89 Dawson Creek, Highvale ("Orroroo") is an exceptional landholding nestled within its own private valley, surrounded by sweeping countryside and framed by 360-degree panoramic mountain views.
Offering a rare combination of scale, privacy, natural beauty and proximity to Samford Village, this is an acreage holding of genuine significance.
The land itself is the attraction.
Multiple elevated positions across the property provide outstanding potential for future house sites, subject to the relevant approvals, with breathtaking views extending across the surrounding mountains and valleys. Whether your vision is to create a landmark rural residence, an exceptional equestrian property or simply a private family sanctuary, the scale of this holding provides an extraordinary canvas.
The property is fully fenced and thoughtfully divided into five paddocks, with carrying capacity of up to approximately 30 head of cattle. Fertile land, a private dam, working bore and gravity-fed water infrastructure supported by substantial additional water storage provide an excellent foundation for rural and lifestyle pursuits.
For the equestrian enthusiast, this is a property that genuinely lends itself to horses, with established paddocks and horse trails surrounding the property.
At the heart of the holding is a charming circa-1980, hand-crafted timber home, built by the vendors themselves. Every board was individually cut and crafted by hand, giving the home a character and craftsmanship rarely encountered in modern construction.
The existing residence provides three bedrooms, one bathroom and air conditioning, while a substantial shed/workshop includes separate self-contained utility accommodation, creating additional flexibility for guests, family or rural operations. The home is 429m2 gross internal floor area.
The property also benefits from three-phase power, a 5kW solar system and dual access, including access via a private concrete driveway.
And then there is the location.
Positioned in Highvale, one of the most tightly held acreage areas surrounding Brisbane, the property delivers an extraordinary sense of privacy without sacrificing convenience. Samford Village is less than 10 minutes away, while Brisbane's CBD and the broader northern suburbs remain within easy reach.
Adding another layer of appeal, a telecommunications lease positioned in the surrounding mountain area provides an income of approximately $20,000 per annum to the future owner, subject to the terms of the existing agreement.
Properties of this scale, character and position are exceptionally difficult to replace.
135 acres. 360-degree mountain views. A private valley. Established rural infrastructure. Horse country. Genuine privacy. And Samford Village less than 10 minutes away.
89 Dawson Creek is an opportunity to secure one of the area's substantial remaining rural holdings and create something truly exceptional.
This is not simply a home on acreage. It is a piece of Highvale country with the scale and setting to become a generational property.
