Inside the Home
This home has 4 large bedrooms. The main bedroom has its own ensuite with toilet and oversize shower, basin and vanity unit. The main bedroom also has a walk in robe with hanging and draw space provided. The room is fitted with reverse cycle split air conditioning.
There is a second double size bedroom with a built in cupboard and its own reverse cycle split air conditioning. The remaining 2 bedrooms have built in cupboards and air fully air conditioned with reverse cycle split air conditioning.
The family room, dining room, formal dining and lounge room allow room for children to play and watch television while the parents can retreat or entertain in separate areas. All areas are fully air conditioned ensuring a comfortable climate all year round.
The linen cupboard adjacent to the kitchen allows for ample storage without being obtrusive and still allows easy access. The doors have concealed latches so that they are not obtrusive.
The kitchen is fitted with stainless steel appliances that are easy to keep and clean. There is also considerable under bench storage space and a full size pantry for all the groceries.
The entry to the house is from the front or the side through the foyer. This area is ideal for placing items such as shoes without getting the carpets or remainder the house dirty while still keeping them inside away from the weather.
The house is fully screened with security screens and the sliding door to the pergola has 'crimsafe' mesh. All doors are fitted with deadlock mechanisms and the security doors are fitted with triple deadlock latches. The sliding doors are also fitted with lockable patio bolts for extra security not that it is needed in this quiet neighbourhood.
The bathroom offers a separate shower and bathtub with a huge bench space and vanity area. The hot water system is a large unit that has temperature control to reduce the risk of children being burnt while in the bath or shower.
The house itself is a brick veneer construction with roof tiles and was completely re-painted inside about 2 years ago.
Along with the original house is a new construction that includes the garage, laundry and study.
The garage is oversize for a double garage allowing plenty of room to park large cars and open the doors without the risk of damaging the car parked next to it or the walls. There is also room to put additional cupboards along the wall and an internal retractable clothes line has been installed for drying space in the event of rain.
Getting in and out of the car to open the garage door is a thing of the past with the remote control double panel roller door. There are 3 remote controls and a pushbutton inside the garage to control the door.
The laundry is an oversize laundry to allow clothes to be placed ready for washing. There are 2 sets of 180 degree turn ceramic taps (leaking taps are a thing of the past in this laundry) for 2 washing machines, one for work clothes and another for the good clothes. There is also room to mount a drier on the wall if desired. The oversize tubs are built into a bench and cupboard. There is even more storage space in the overhead cupboards. Again the tap set is ceramic 180 degree turn the same as the washing machine taps.
Both the laundry and garage are sealed with seamless flooring going up the walls approximately 100mm, allowing the entire area to be hosed out without fear of water damage. Or for all weather party times when drinks may be spilt.
The office/study is a room separately accessed from the house and garage but still within easy reach. The study is large enough for a small home business or for several children to do homework or study. With a common phone line coming into the study with 2 separate wall jacks, phone and internet can be connected without extra cost of additional phone lines, etc.
The office has a vinyl floor and 2 floor protectors have been provided (and will remain as part of the sale) to ensure that rolling chairs do not mark the floor.
The office is fitted with a reverse cycle inverter split air conditioner. This allows the air conditioner to be run at all times with maximum efficiency and cost saving so that computers and electronic other devices can be kept at optimal temperatures.
Outside the Home
There are several components to the outside of the house.
Pergola
As you leave the house to enter the yard you walk through the pergola. This is an excellent area for entertaining with cool breezes and shad cloth to filter the hot summer sun but also allow enough heat in during winter.
The paved area allows for easy cleaning.
Back Yard
The back yard has undergone a huge transformation since purchase by being fully landscaped. The backyard is fully fenced at least 6 feet high which is great for kids and dogs.
While the garden has been designed to be low maintenance. If you are a green thumb you can spend hours pruning and enjoying the plants. If you prefer, the garden can be left to grow naturally.
There are 2 distinct parts to the fenced backyard. The upper area was set up to be attractive and allow for plenty of room for kids to play. The lower section allows for an enjoyable area that can be viewed from the pergola but still allow the children to be seen while playing.
Both sections are accessible by car though double gates.
To join the upper and lower areas is a bridge and step arrangement. This is a custom made hardwood timber structure. The stairway allows for easy access from both areas while the bridge walkway allows you to walk through the garden. It makes a fantastic feature as well as providing access to the 2 areas of the garden.
The trees in the backyard are all native in keeping with the surrounds and to preserve water, requiring little maintenance. There are several feature trees in the upper area - the 'White Cedar' and the 'Summer Beauty' (locations of these plants can be seen on the attached drawings). In addition there are several clumps of active kangaroo paws. These plants are well suited to the area and flower regularly. The flowers make a lovely cut flower display or can be enjoyed within the yard.
There are many other attractive flowering plants in the yard that you will experience throughout the year. There is also another unusual plant called the Green Koumala, or the Scent of the Rainforest. So named because when it rains it can generate a scent much like north Queensland rainforests. While noticeable it is not overpowering.
In the lower area a garden has been established again, with native plants. These are also flowering plants that are suited to the area. These plants flower at different times throughout the year. Due to the layout and plants there is always a plant flowering in the garden.
The flowers attract many different birds and many of the birds also eat insects. The garden has started to create its own mini habitat and the water containers on the fence have helped turn the garden into a haven for the surrounding birds.
The turf that has been laid is a blue couch hybrid called CT2. It is the same turf as used at the Olympic Stadium. The grass was chosen as it is tough, matts well (so it will take the punishment of kids and animals) and is drought tolerant.
The entire yard is watered using a sprinkler system that is automatically controlled. To also allow for reduction in water use the garden is heavily mulched to retain the moisture and protect the garden from weeds.
There is a small area where no plants have been planted. This has been done to allow you to make your mark in the back yard with the plants of your choice.
