An opportunity to secure an established foothold in the Specialist Disability Accommodation (SDA) sector, this purpose-built, SDA-approved residence presents an appealing proposition for investors seeking exposure to the growing NDIS housing market.
Currently accommodating a participant and generating $70,645 in annual rental income, the property offers an immediate income stream alongside the specialist design features that make it suited to disability accommodation.
An additional participant profile has the potential to generate approximately $71,000 per annum, subject to participant placement, applicable funding arrangements and occupancy.
Purpose-built with wheelchair accessibility at its core, the residence features four spacious bedrooms and three bathrooms, with a functional layout designed to support independence, comfort and quality of life.
Two bedrooms feature their own accessible ensuites, complete with disability-friendly toilets and fittings, while a dedicated carer's accommodation room provides flexibility for ongoing support requirements.
Wide doorways, wheelchair-friendly circulation spaces and accessible living areas enhance the home's practicality, creating an environment designed around the needs of residents and support providers.
Importantly, the property's three-bedroom configuration offers the potential to accommodate up to three participants, subject to applicable SDA design standards, enrolment requirements, approvals and operational suitability. This presents investors with an opportunity to explore alternative participant configurations to optimise occupancy and income potential as participant needs and accommodation arrangements evolve.
Positioned in the established suburb of Glenella, this is more than a specialised residential property. It is an opportunity to acquire an income-producing asset within a niche property sector where appropriate accommodation, accessibility and suitable participant placements are central to long-term performance.
For investors seeking a specialised accommodation asset with an existing participant, established rental income and potential for future configuration flexibility, 22A Davey Street deserves serious consideration.
