26 Parry Street, Fremantle

An exceptional opportunity awaits developers and investors seeking a strategic site with approved development potential in one of Fremantle's most dynamic urban precincts. Positioned in the heart of Fremantle that is next to Reserve queens Square, this substantial 1,106sqm landholding offers the rare advantage of an existing Development Approval (DA) for a thoughtfully designed four-storey mixed-use development, allowing purchasers to accelerate their project timeline and capitalise on the growing demand for quality residential and commercial offerings. The approved proposal includes: • 12 multiple dwellings + 8 tourist accommodation units • Ground-floor restaurant space • Four-storey mixed-use building design Further enhancing the site's appeal, the property is zoned R35, with mixed-use development provisions providing the potential for a 25% density bonus, delivering development outcomes equivalent to R60 (subject to relevant planning requirements). Why This Opportunity Stands Out • Approx. 1,106sqm landholding • Existing Development Approval in place • Prominent location on a major entry route into Fremantle • Mixed-use development potential with residential, hospitality and commercial appeal • Excellent exposure and accessibility • Strong demand drivers from Fremantle's growing residential, tourism and hospitality sectors • Potential density bonus provisions available under applicable planning policies Situated close to Fremantle's vibrant city centre, renowned dining precincts, transport links, and iconic attractions, this site offers the perfect platform for a landmark development that can benefit from both local demand and visitor activity. Development-ready opportunities of this scale, flexibility, and location are becoming increasingly scarce. Whether you're an experienced developer expanding your portfolio or an investor seeking a project with strong fundamentals, 26 Parry Street presents an outstanding opportunity to create a significant mixed-use destination in one of Western Australia's most sought-after coastal cities.
