It's Addressed:
Offered to the market for the first time since 1959, this long held Foster property represents more than 6 decades of continuous family ownership. Originally operated as a dairy and now run as a successful beef grazing and fattening farm, it sits within one of South Gippsland’s most reliable high rainfall districts, well known for good carrying capacity and productive country.
Located less than 2km from the Foster township, the holding spans approximately 267 acres (108Ha Approx.) across 2 main titles of 150 acres and 117 acres, plus unmade road lease and river frontage. A 3rd adjoining title of approximately 45 acres is also available separately.
It is only 2km down the hill to the lovely country township of Foster for all your daily essentials, supermarkets, pub, cafes and shops, and just a short drive to the gateway of Wilsons Promontory National Park.
The 150 acre title includes a beautifully renovated 5 bedroom plus study home. The residence offers a master suite with ensuite and walk in robe, formal lounge, family room with wood fire and reverse cycle split system, modern kitchen, second bathroom and two generous decks positioned to capture views across the farmland and Wilsons Promontory. Two large sheds of approximately 12 x 8m and 10 x 7m sit nearby. The land is mostly cleared grazing country with elevated outlooks over Corner Inlet.
The 117 acre title includes the former dairy, cattle yards, loading race and highway frontage. Water security is a major feature, with an electric pump feeding a header tank and gravity fed trough system, several dams, and a secondary dam connected via syphon. Bennison Creek runs through this title, providing natural shelter and a stand of native trees. There are also excellent potential home sites (STCA) with front row views of Wilsons Promontory.
The additional 45 acre title offers grazing land with highway frontage, stock yards and a loading race.
The farm is divided into approximately 12 main paddocks of varying sizes, with electric fencing throughout. The land is predominantly undulating to very undulating hill country, well suited to grazing and known for reliable seasonal growth. The property is ready for its new owners to make their own stamp on the farm and carry out improvements as they see fit.
Key features include:
• Good carrying capacity in a high rainfall district
• Native shelter belts
• Hay paddocks
• Opportunity to on sell individual titles
• Sealed highway frontage
• River frontage and multiple water sources
A rare opportunity to secure a productive, well watered farm in a tightly held and highly regarded district.
