In the heart of Federal village, this distinctive corner property brings together beautifully crafted retail premises with rental income, a character-filled secondary dwelling and DA approval for a spacious two bedroom plus media room home with a swimming pool. It is an exceptional opportunity to establish a presence in Federal-one of the Byron hinterland's most loved village communities.
With approximately 20 metres of street frontage and a prominent position along Federal's main street, the property offers compelling exposure and an unusually versatile future. The planning groundwork is already in place, covering the commercial premises, the secondary dwelling and on-site parking for up to six vehicles, along with an approved development application and construction certificate for the proposed residence and pool.
Currently leased by a renowned high-end homewares and lifestyle brand, the retail space is a destination in its own right. Soaring 10 metre ceilings, exposed trusses and bespoke metal-framed windows create a striking architectural backdrop, softened by Venetian plaster, original timber floorboards and French doors. It is a space with warmth, texture and a strong identity, perfectly suited to considered retail, design or a boutique lifestyle brand.
The renovated one-bedroom, one-bathroom secondary dwelling, affectionately known as the Blacksmith Barn, carries the same creative spirit. Extensive VJ lining, concrete floors, coloured glass Queenslander doors and elevated ceilings lend an artisanal quality, creating an inviting retreat with a distinctly hinterland sensibility. Currently vacant, it is ideal as guest accommodation or a rental property.
Beyond the existing buildings, the approved plans for a two bedroom plus media room residence, designed as a three bedroom home, introduces another dimension. Positioned to overlook a tree-lined reserve at the rear, it offers the prospect of a quiet, private, architecturally designed Queenslander home and pool within this lively village setting. Established landscaping, including a beautiful jacaranda, adds seasonal colour.
For an investor, the combination of commercial tenancy, secondary dwelling and an approved future residence offers scope to shape the property around a range of long-term objectives. For an owner-occupier, it presents an enticing vision: an income-producing business at the front, a secondary dwelling with proven rental potential, a home among the trees, and village life at the doorstep.
Morning coffee is two doors away at Moonshine Coffee Roasters. The village store supplies the evening's groceries and a bottle of wine, while celebrated Japanese restaurant Doma is steps away. Opposite are the tennis court, village green and skate park, with the primary school and childcare centre nearby and school buses stopping directly out front.
A much-loved stop for hinterland day-trippers and visitors exploring Minyon Falls and the surrounding national parks, Federal balances a creative local community with an enduring visitor appeal. Proposed retail, grocery, wine, co-working and hospitality projects in Federal point to an exciting next chapter for the village.
Approximately 10 minutes from Bangalow and 25 minutes from Byron Bay, this is a rare opportunity to become part of Federal's daily rhythm-and help shape its future.
