SOLD By Morrison Kleeman - Built in the 1940s for the Jelbart Family, importers of office machinery who held a hidden desire to farm beef and dairy cattle, Kinloch was one of Eltham’s early prominent estates, and it remains so to this day.
Originally situated on a considerable 250 acres, post-war shortages of most building materials saw the Jelbart’s take their initiative from Montsalvat and build their home from mud-bricks crafted on site and recycled materials.
Sourced from near and far, they include reclaimed timber used in the parquetry floors and a stone fireplace, both from a Toorak mansion dating back to the late 1800s.
Surrounded by a traditional garden incorporating hedging, formal lawns and mature plantings which deliver year-round greenery and colour, it sweeps over an easier-to-manage 5561m2 (approx), which is still a remarkable landholding considering its location just minutes from the heart of Eltham.
An exceptional blend of classical proportions, elegance and total tranquillity, the three-storey interior, capped by a slate roof and enhanced by parquetry and polished timber floors under high beamed ceilings contrasted by blackwood wall panelling, provides versatile living, entertainment and accommodation options that combine generosity and elegance in equal measure.
On the ground floor, gracious reception and living rooms, bathed in soft natural light, flow effortlessly onto enchanting terraces where wisteria-draped pergolas create a dreamlike sanctuary.
Upstairs, the main bedroom indulges with a walk-in robe, marble detailed ensuite and balcony access. It shares the level with two further bedrooms, served by a marble-finished bathroom, and another grand living room. Above it all, the second floor offers a guest bedroom and a spacious retreat, complete with further library nooks and treasured storage.
Boasting a design and construction in keeping with the main house, there is undercover parking with space for multiple cars. Introducing lockup storage options, it sits under a large studio that could be re-imagined for recreational, office or residential use. (stca)
With its unrivalled location, scale, specification and privacy, it presents an exceptional opportunity to create a legacy that will stand for generations to come.
