UNIT 1/10 PARK AVENUE

PLEASE NOTE: This property is ONLY suitable for those who are considering buying a Management Rights business as a resident manager. This very rare kind of property offers the perfect marriage of the ultimate lifestyle business with the ultimate lifestyle home. The sprawling, light-filled heart of this unique ground floor residence seems to flow out onto the courtyard and terrace, making it feel more like a house or a resort villa rather than an apartment. No expense has been spared with the recently completed full renovation that has given the home a new kitchen and two new bathrooms, with a modern, elegant and timeless feel. After 16 years, the owners will not only miss living in such a prime position with everything at their fingertips, but also the friendly village feel of this small complex of only 28 apartments, most of whom are owner-occupiers. The generous body corporate remuneration package (indexed each year by the CPI) is guaranteed for the next 22 years. The gross annual revenue of approximately $120K affords the opportunity to outsource much of the work, if the new owners do not wish to work in the business personally. The owners are looking for the strongest offers around the $1.49M - $1.64M range for the property and separate consideration for the business. They will consider all serious offers in writing. Inspections are by appointment only, so please request one today to avoid missing out.
