Located just a few minutes north of Crows Nest in the renowned Anduramba district, this parcel of grazing country is an excellent mix of Eucalypt Forest country running through to high quality vine & softwood scrub country with remaining Hoop Pine, Kurrajongs, large Moreton Bay Figs and Crows Ash trees. Soils align with the vegetation: lighter country among timbered areas runs into heavier basalt scrub soils with gullies and ridges of natural Kikuyu, Panic and native grasses.
The block offers a series of gently undulating gullies and ridges, providing ideal protected grazing on mostly eastern-fall country. Self sufficiency is a plus, while some steeper but easily accessible timbered country exists, providing timber for immediate use and as another possible income stream in the future. A small gravel pit on the property also allows for upgrading tracks and roads if building on any one of the elevated areas is a requirement.
A power pole with a transformer is on the block, and a perfect elevated building site off Bowen Rd is only about 200m away. Alternatively, Marshall Rd has power about 600m away from the highest point of the property, with easy road access with more than ample building opportunity, offering stunning and extensive eastern views.
Water
Water is second to none while the bore, with all details available from agent, being refurbished (21/10/26) with a new solar pump, solar panels, control board, pressure switch and new float at one of two 5000gal tanks and is reticulated to three troughs in and around the yards. With more header tanks, this could easily be expanded upon, if required. The countryside lends itself perfectly to dams; there are nine dams, all of which still held good amounts of water in September, prior to the October rains (160mm). There is also a well in a gully which could be equipped and serve as another source of water, if required.
Yards & Fencing
Cattle yards consist of a very good timber loading ramp and race, vet crush, trough, portable steel panels and adjoin a holding paddock with a trough. A wing and small holding paddock also help with ease of mustering from the larger southern end paddock. Fencing consists of split post and 4 barbed wire, with boundary and internal fencing all in good to excellent condition.
The property is classified 'ticky' with cattle markets such as Toogoolawah (approx 30km) and Crows Nest (approx 20km) closeby. Multiple entry points into the property with two road access allowing all weather access at all times.
Overall, this block offers a very good grazing opportunity for up to 60-70 Breeders plus progeny or DCE with scope for more following further land management. Although tree clearing is not required, the vegetation mapping is very favourable and available from the agent via a property Information Memorandum (IM).
