There are properties that offer an investment. Others offer a lifestyle. And then, on rare occasions, there are places with a story, provenance and sense of place that simply cannot be recreated.
Craigie Knowe is one of those places.
AWN are proud to present Craigie Knowe Vineyard, Tasmania’s oldest vineyard on the idyllic East Coast within the Freycinet Coast wine and tourism landscape.
Craigie Knowe represents an extraordinary opportunity to acquire a landmark 19.17-hectare estate where Tasmania's viticultural heritage meets contemporary hospitality, tourism and agricultural enterprise.
At its heart is an established 3.54-hectare vineyard producing approximately 25-30 tonnes of cool-climate fruit annually, planted to Pinot Noir, Bordeaux varieties and Riesling. Beyond the existing vines, approximately six hectares of additional arable land offers significant scope for vineyard expansion, with underground water infrastructure already in place. Including frost Mains and driplines
Water security is equally impressive, underpinned by a 100-megalitre water right, an additional 15-megalitre irrigation scheme allocation, approximately 40 megalitres of on-site dam storage, drip irrigation, frost protection and substantial supporting infrastructure.
Yet the vineyard is only part of the Craigie Knowe story.
Standing proudly within the estate is an imposing circa-1836 solid stone residence, bringing almost two centuries of Tasmanian character to the property. The 3-bedroom home retains its remarkable sense of history through stone construction, period features and traditional fireplaces, complemented by modern comforts and property-wide technology and security.
Also featuring Floras Restaurant, an established hospitality offering with new commercial kitchen, built in 2022, walk-in cool room and freezer, premium commercial appliances and an impressive 15m x 12m marquee for guests.
Craigie Knowe's appeal extends well beyond traditional hospitality.
The estate has hosted major events for up to 1,000 patrons, with dedicated performance infrastructure and an enviable history of national acts. It is also registered as a campground, creating further possibilities around major events and tourism.
Perhaps most evocative of the property's positioning is its luxury tourism connection, whereby guests can arrive by helicopter for bespoke private lunches among the vines.
For an incoming owner, the scale of the opportunity is considerable.
Purpose-built wine storage provides capacity for approximately 300 pallets, as part of the 10.5m x 41.5m machinery shed. Other improvements include workshop facilities, chemical storage, fuel storage, wash-down facilities, vineyard machinery, bird netting, fencing and sheep yards.
The offering also includes approx. $1.3 million of finished & part finished wine stock at cost, together with an established direct-to-consumer wine club of approx. 300 active members, providing an existing commercial platform alongside the physical property assets.
A Tasmanian Estate with a story yet to be finished, Craigie Knowe is difficult to define by any one feature.
It is a vineyard, but it is more than vines. It is a historic homestead, but it is more than its remarkable stone walls.
It is a hospitality and tourism destination, an agricultural enterprise, an events venue and an established wine business, brought together within one of Tasmania's most compelling regional settings.
For the next custodian, Craigie Knowe presents the opportunity to honour what has already been created while imagining what its next chapter could become.
A rare opportunity to acquire not simply a property, but a piece of Tasmania's East Coast wine story.
Craigie Knowe Vineyard is available for sale by Expression of Interest.
