A nature lovers delight. Rare opportunity to purchase only one of a handful of properties on the Coorong (Storm Boy country) that has absolute water frontage of almost half a kilometre. This 35.4 Ha (87.5 acre) block has 16 acres on the Coorong side of the scenic Princes Highway. The remaining 71 acres rises to give spectacular panoramic water views of the islands in the Coorong and beyond the dunes to the ocean.
All the hard work has been done for you so you can enjoy the pelicans circling overhead and the emu families wading in the Coorong. The house is a comfortable one bedroom transportable. More than adequate for a holiday base or to live in while you build your dream home.
Location: 20 km south of Meningie.
Services: Power, mains water, mail, rubbish collection, landline to house(phone not connected), mobile phone reception.
Fencing: New boundary fencing on east side (ring lock). Other fencing is stockproof. Internal fencing is horse friendly feral exclusion fencing that will keep all types of animals in or out. The layout is equine state of the art "paddock paradise arrangement " where horses can be on a 2 km external loop and internally is 42 acres divided into 2 main paddocks.
Water: Town water and tank water accessible throughout the property. Rainwater is 4 tanks of 90,000 litres. 3 of these are at the top of the property and gravity feed to give excellent pressure across the whole property. All tanks are interconnected.
Buildings:
1. Recently built very large 5 bay machinery shed with 1 bay fully enclosed and concrete floor. (9m x 22m)
2. Transportable house with enclosed annex (1 bedroom, 1 bathroom) 7m x 12m including annex
3. Lockable storage shed next to house (5m x 5m)
4. Large ex-army building with 200-degree water views on the top of the hill. (31m x 7m = 217sq meters). This building has structurally sound framework including trusses that span the full width. This means that none of the internal walls are load bearing so you can remove any wall and have total flexibility on your desired floor plan. If this building was reclad and gutted out it could make an stunning modern home with very significant savings compared to a new build. Electricity would be easily connected from a transformer next to the building. It would make a great home or conference centre or group accommodation. The options are endless.
5. Concrete pad (insulated) for bell tent or yurt. Underground electricity cable and water to site. The site has great 200 degree water views and could provide additional income from glamping. Other nearby properties south of Meningie charge $280 per night for glamping.
Telecommunications tower: This Telstra/Vodaphone tower is at the top of the property. It has its own land title and easement (right of way for access.) This tower is a Point-to-Point relay tower and radiation levels at ground level have been measured to be 1/10 of the typical household transformer.
