Investment Opportunity | 6% Return Now. 10%+ With a Refresh Some buildings simply can't be replicated. The New Yorker is one of them. A heritage building with a distinctly urban identity, The New Yorker is one of Brisbane City's most recognised addresses — and Unit 52 is one of its most compelling opportunities. This is a building that newer developments simply can't replicate. Two bedrooms. Two bathrooms. Two levels. A layout that lives like a home, with genuine space and separation rarely found in the CBD. The numbers speak for themselves. Currently tenanted and returning a gross yield of approximately 6%, this residence is already performing — and that's before any value-add is considered. For an investor willing to apply a targeted renovation, the upside is significant. Short-term rental in a building of this character and location has the potential to push gross yields beyond 10%. The renovation path here doesn't need to be extensive to move the dial considerably. The proof is already in the building — an owner in The New Yorker renovated their apartment and more than doubled their annual return. Unit 52, with its two-storey layout and generous proportions, presents an even stronger canvas. The bones here are strong. High ceilings, a distinctive floorplan, and a two-storey layout that rewards the right update — this is the kind of residence where the character is already embedded in the walls, and the opportunity lies in what a considered finish could unlock. No amount of renovation budget can manufacture the kind of foundation this building already provides. Beyond the building, the location does the rest. Queen Street Mall, Howard Smith Wharves, the Botanic Gardens, and Central Station are all within easy walking distance — a CBD address that places the best of Brisbane effortlessly within reach. In a tightly held building where apartments rarely come to market, the window to act is typically short. In a market increasingly defined by what's new, The New Yorker endures by being something else entirely.
