Set on 5 acres backing directly onto lake reserve, this is the kind of lifestyle property that gives you space, privacy and a genuine country feel, while keeping Mandurah's shopping, services, boat ramps and town centre within easy reach.
This is acreage living on the fringe of urban convenience. The setting is peaceful, established and beautifully usable, with mature trees, open lawns, paddock space, a heated below-ground pool, substantial outdoor entertaining, excellent water infrastructure and direct rear access out onto the lake reserve. For families, animal lovers, hobby farmers, trades, travellers or buyers wanting room to properly spread out, the property offers a rare balance of comfort and capability.
The residence has been thoughtfully updated and presents with generous family proportions. The layout includes 4 bedrooms, 2 bathrooms, a powder room and multiple living areas, with the main open-plan family and meals area connecting naturally to the kitchen and outdoor entertaining.
The renovated kitchen is a genuine highlight, finished with stone benchtops, double ovens, induction cooktop, dishwasher, walk-in pantry and a dedicated appliance station/nook. It is practical, modern and positioned to overlook the rear grounds, keeping the home connected to the alfresco, pool and landscape beyond.
Living space is a major strength. In addition to the central family and meals area, there is a separate theatre room and a large games room, giving the home the flexibility required for larger families, visiting guests or simply having separation when it matters. The bedroom arrangement is equally considered, with the master suite including a walk-in robe and private ensuite, while the minor bedrooms are generously sized and supported by the renovated main bathroom and powder room.
Outdoors, the property opens into exactly what buyers hope to find on 5 acres. A substantial 17m x 4.6m patio runs along the rear of the home, creating an expansive all-season entertaining space overlooking the heated below-ground pool, cabana and gardens. The pool area is privately set and beautifully framed by established plantings, giving the outdoor zones a relaxed, resort-style feel without losing the natural character of the land.
The acreage itself is highly usable, with reticulated lawns, gardens and paddock areas, 2 bores, rainwater storage and a combination of rainwater and bore water servicing the property. The land is suited to horses, sheep, alpacas or other lifestyle use, with fenced areas, a holding yard, mature shade trees and direct rear access onto the lake reserve and surrounding trails.
For those needing infrastructure, the workshop setup is a serious asset. The shed complex incorporates an approx. 9m x 6m powered workshop, 6m x 6m parking area, bathroom and storage room. With 3 phase power and functional amenities, it is ideal for trades, storage, machinery, hobbies, vehicles, boats or project work.
Additional features include a 21-panel solar system, double garage, excellent vehicle access, reticulated grounds and a peaceful natural backdrop that makes the property feel far removed from suburbia, despite its outstanding convenience.
The location completes the picture. Positioned in Barragup on the fringe of Mandurah, the property places you close to Spud Shed, Mandurah Forum, Mandurah town centre, Greenfields and Furnissdale boat ramps, freeway access and everyday services, while still offering the privacy, space and atmosphere of a true lifestyle holding.
