As you meander up the sweeping, tree-lined driveway, this beautiful forested property envelops you before arriving at an immaculately presented stone country home. It is rare to find a very private property like this with beautiful views from an elevated position only 22km from Kyneton train station or just over an hour from the Melbourne CBD. Standing on 40 acres of bushland, there is always something new to explore.
This energy efficient, low maintenance, stone home was hand built to exacting specifications with a classic design offering relaxed, flowing living and glorious natural light throughout from the large north facing windows. The home is further enhanced by sandstone feature walls and a passive solar aspect in the winter months ensuring it's cosy and warm in Winter and cool in Summer.
Consisting of three bedrooms, each with built-in robes, the home has a classic country kitchen centred on the wood fired Rayburn oven, opening to a large living room with an open fireplace. Sliding doors off the dining and lounge areas open onto the wrap around verandah making outdoor living and entertaining a breeze.
Say goodbye to utility bills! Heating and cooling is provided by solid fuel Jetmaster fireplace or Rayburn wood fired stove and Daikin split system air conditioning. Electricity is provided by a 4.5kva solar panel system, 48V battery storage and back-up generator. A high efficiency Rinnai solar hot water system ensures reliable hot water boosted by the Rayburn oven to provide hot water year round.
Crystal clear rainwater is supplied by tanks storing 66,000L in total. The house is connected to a 40,000L concrete tank while an 18,000L garden tank provides a mains pressure irrigation system. There is also a workshop / double lock up garage and separate carport on a concrete slab and the property contains three dams, the largest with a tank connected pump.
The forest is a unique patch of remnant box woodland (red, yellow and grey box, long-leaved box and river red gum), with a floral understory of native orchids and wattles. It is fully fenced and protected by a Trust For Nature covenant to preserve this slice of paradise. 8 of the 40 acres are available for compatible uses while the remainder is protected.
This inspiring property offers a wonderful lifestyle surrounded by native flowers, birds and wildlife only 20 minutes from Kyneton's Piper street café's and restaurants.
