Architectural Excellence in the Balwyn High School Zone
Tucked within one of Balwyn’s most prestigious tree-lined streets, 13 Para Street represents a statement of modern architectural refinement and enduring quality. Defined by bold cubic geometry, expansive glass façades, and a minimalist palette, this residence exemplifies calm sophistication. Behind the striking exterior, the interiors are composed with perfect proportion and balance, celebrating natural light, texture, and seamless flow. Crafted for those who value lasting craftsmanship and timeless design, the home embodies a quiet confidence—elegant, understated, and meticulously detailed.
Designed by ALTA Architecture, one of Melbourne's most esteemed interior and architecture design firms, the home stands as an example of precision and artistry rarely seen in Balwyn. Its façade, rendered in smooth finishes and defined by sharp, uninterrupted lines, conceals a carefully curated interior where each material has been chosen for beauty, durability, and harmony. At its core, the residence showcases Itala Roma Silver Travertine, a natural stone imported from Rome, Italy, and used consistently throughout the home to create visual unity and warmth. The distinctive veining of the travertine contrasts elegantly against pale timber and matte finishes, delivering a sense of effortless modern luxury.
The kitchen is the true centrepiece of the home—a harmonious composition of functionality and form. Equipped with a full suite of Gaggenau appliances, including a traditional oven, combi-steam oven, warming drawer, induction cooktop, gas wok burner, 2 fully integrated dishwashers and integrated Liebherr fridges, it combines professional performance with sculptural precision. Timber cabinetry softens the strong linear design, while concealed LED lighting enhances both ambience and practicality. Flowing seamlessly from the kitchen, the open-plan dining and living areas create an inviting space for everyday family life and sophisticated entertaining alike. Expansive glass sliders connect the interior to a covered alfresco terrace with a motorised louvre roof, blurring the distinction between indoor and outdoor zones. The stone fireplace provides a focal point of understated elegance, anchoring the minimalist living area with warmth and intimacy.
Throughout the residence, every element has been specified with intention. Premium Parisi tapware and Pittella door hardware reflect refined European craftsmanship, while Blum cabinetry systems and Hager Finesse electrical fittings ensure every detail functions with precision. The home’s construction incorporates full acoustic insulation, hydraulic lagging, and commercial-grade glazing for thermal comfort, privacy, and energy efficiency. The exterior is finished with Dulux Acratex Acrashield, a premium protective coating that keeps the façade immaculately clean and elegantly uniform over time. Together, these components create a tranquil environment that is as practical as it is beautiful.
The outdoor domain continues the home’s philosophy of cohesive design. Elevated approximately one metre above street level, the John Patrick designed gardens provide both privacy and perspective, transforming the alfresco area into a year-round retreat. Surrounded by natural stone finishes and lush greenery, the space flows effortlessly from the main living zone, extending the home’s sense of openness and calm.
The first-floor master suite delivers a sanctuary of indulgent serenity. Framed by floor-to-ceiling glass, it captures sweeping western views across Balwyn’s leafy skyline, filling the room with soft natural light. The ensuite, seamlessly integrated with the walk-in robe, embodies Aman-inspired luxury with its freestanding bath, floating stone vanity, and ambient lighting. Every surface and line speaks to balance, comfort, and quiet sophistication.
Beyond its architectural significance, 13 Para Street occupies an enviable location within the Balwyn High School and Deepdene Primary School zones. It is within easy reach of public transport, the cafés and boutiques of Whitehorse Road. Surrounded by Melbourne’s most esteemed private schools, including Fintona, Camberwell Grammar, and MLC, it offers a lifestyle defined by education, convenience, and prestige.
13 Para Street is not just a home—it is a work of design integrity and timeless beauty, a residence that redefines modern family living in one of Melbourne’s most desirable suburbs.
